Building your dream home

Every home owner’s dream is different, just as every Cunningham Development home is different. Every home we build goes through a rigorous quality assurance process. We have worked to establish comprehensive guidelines to ensure the quality control you should demand from your homebuilder. Here at Cunningham Development, our standards are based on "CUNNINGHAM’S LAW", which is Inspect don’t expect.

The homeowner is an essential part of our process. You will have input on all of the decisions that affect the construction of your home. We never forget the fact that we are building your home.

THE SIX IMPORTANT STAGES TO BUILDING YOUR HOME 

1. The Initial Stage of Construction

A pre-construction meeting is a must to establish an open line of communication between you and your builder. The pre-construction meeting should include a detailed discussion about your plans as well as a visit to your construction site so you can see how your home will sit on the lot you have chosen. You should make sure that you have all the necessary phone numbers to reach your builder, and that he has all the necessary numbers to reach you.

This is the stage during which you finalize your contract agreements and complete the plan changes. Your builder will submit your plans for the required permits.

This is the time when you begin making the choices that will create your

dream home. You should begin meeting with an interior designer to help you make decisions on paint, brick, tile, carpet, cabinets and wallpaper.

2. Foundation

Now the construction begins: your lot has been prepared, the plumbing and underground work has been completed, the foundation is inspected and poured; now the framework begins.

Cunningham Development has an established step-by-step checklist to ensure that your home is constructed to the highest of standards.

This is the stage that includes hiring a third-party structural engineer to inspect the foundation. Progress on your home cannot continue until the foundation passes this inspection, as well inspection by the City.

3. The Mechanical Stage

Now you are beginning to see your home take shape. The roof shingles are being installed, the mechanical rough-ins (HVAC, plumbing, electrical, a/v wiring and security are in process. City inspections are conducted and once these inspections are completed and passed, the insulation is added.

4. The Trim Stage

During this stage, the “face” is put onto your home. This is the phase when you will see all the personal touches that you have chosen come together to create your home. Sheetrock is installed, cabinets, doors and trim are completed, walls and trim are painted and tile and countertops are installed.

At the end of this stage, you are 45-60 days from closing.

5. The Final Stage

Landscape, fencing and the irrigation system are installed, your carpet is installed and your home is cleaned in preparation for your move-in.

Now you will walk-through with the project manager and generate a list of all items that need to be completed before your closing. You will also be instructed in the use and maintenance of your appliances, hvac system, alarm, sprinklers….

6. The Closing

After you go to closing and sign all the documents, your home is now yours.
